The garage, the porch and the lanai
Florida homes blur the line between indoor and outdoor space. People spend plenty of time on the lanai, while the garage becomes the place for everything that has nowhere else to go. They function like rooms even though cleaning them is usually treated separately.
This is how we handle all three spaces, including what a regular cleaning visit reaches and what it leaves alone.
They aren't part of a standard visit
This catches people by surprise often enough that it's worth being clear. A regular cleaning and a deep clean both stop at the walls of the house. The garage and the lanai are add-ons, priced separately, and nothing out there gets touched unless you ask for it.
Outdoor spaces take a different amount of work from one home to another. Including them in the base price would also mean charging customers who don't have those spaces.
The lanai
There are two options, depending on the amount of work the space needs.
Lanai or porch sweeping, $30 to $100. Exactly what it says. Good for keeping on top of the leaves, pollen and general drift that a screened space collects between visits.
The lanai and sliding glass door package. This is the option when sweeping alone isn't enough:
- Lanai furniture dusted and wiped
- Lanai rugs vacuumed
- Fans dusted
- Outdoor kitchen countertops cleaned
- Grill and appliances cleaned on the outside
- The sliding glass door cleaned on both sides
We price that one at the estimate rather than publishing a number, because lanais here range from a slab with two chairs to a full outdoor kitchen, and a single price would be wrong for most of them.








The sliding door, which is the exception
The sliding glass door is the one piece of the outdoors that a regular visit does reach. Every cleaning visit includes the tracks and a spot-clean on the inside glass. The lanai package is what gets you the outside of the glass as well.
We clean the inside glass on windows we can reach from the floor as part of a regular cleaning. We don't offer residential window washing as a service on its own, so if what you want is every window in the house done inside and out, we're not the right call and we'd rather tell you now.
The garage
The garage also has two separate services, and they are easy to confuse.
Garage sweeping, $30 to $100, is the floor. Sweep it out, clear the drift.
Garage organizing ($100 to $300 when added to a cleaning visit) is the other thing entirely: sorting what's in there into keep, donate and toss with you, grouping what stays into zones, arranging it on the shelves you already have, labeling bins, and sweeping the floor at the end. Donation bags leave with us. Trash stays for your regular pickup.
Two limits worth knowing before you book that. We don't install shelving, hooks or closet systems, so we work with what's already on your walls. And we don't move heavy furniture, appliances or equipment.
If dust is the problem, the sweep is the service that fits. If clutter has taken over enough space that parking is difficult, that's an organizing job.
When it makes sense
The useful time to clean the lanai is before you're using it regularly. Screened spaces collect buildup while they're sitting quiet, and it's easier to deal with the furniture before you want to spend an evening out there.
Garage work usually gets booked after something makes the clutter hard to ignore. A move, a sale or losing usable parking space can all be the reason to finally deal with it.
